Air hygiene and ductwork cleaning — proven to TR19®.

BESA TR19® compliant ductwork cleaning, kitchen extract degreasing, AHU hygiene and HTM 03-01 ventilation in healthcare. Evidence isn't a photo of a clean grille — it's a PVT particulate sample that meets the standard.

What it is

Air Hygiene & Ductwork Cleaning

Ductwork carries air to and from every part of your building — and unless it's measurably clean, it carries dust, biofilm, kitchen grease and worse with it. TR19® is the BESA standard for proving cleanliness; PVT sampling is how you prove it; the Regulatory Reform (Fire Safety) Order 2005 is what your insurer will quote at you if a kitchen extract fire happens on the basis of poor evidence.

We deliver TR19®-compliant ductwork cleaning, kitchen extract degreasing and HTM 03-01 ventilation hygiene for healthcare — across commercial, industrial, education and public sector estates UK-wide.

Every clean closes out with PVT (Pre/Post Vacuum Test) sampling that measures the cleanliness against the standard, not a photo of a grille that looks tidy. That's what the insurer wants. That's what the Responsible Person needs.

As a Birmingham-based specialist, we deliver TR19® ductwork and kitchen-extract cleaning across Birmingham and the West Midlands at short notice, and to client portfolios UK-wide.

When you need it

  • Your ventilation system is overdue for TR19® cleaning
  • Your kitchen extract hasn't been cleaned to the risk-based schedule and you operate under the RRO 2005
  • You operate a healthcare estate under HTM 03-01 with ventilation hygiene compliance
  • A fire risk assessment has flagged grease build-up in kitchen extract
  • You need pre-occupation cleaning on a new build before AHU first start
  • PVT sampling has come back outside TR19® limits and you need investigative cleaning
Our scope

What's included as standard.

A typical engagement covers every line below. Where your scope needs more — multi-site rollout, white-label delivery, framework KPIs — we build it on top of this baseline.

01

Pre-Clean Survey

System survey, access requirement identification, PVT pre-clean sampling to establish baseline and define scope.

02

Mechanical Cleaning

Mechanical brush and high-airflow extraction of supply, extract and kitchen ductwork — to TR19® methodology.

03

AHU Hygiene

AHU casing, coils, fan, drain pans and filter housings cleaned, disinfected and verified — including filter integrity test.

04

Kitchen Extract Degrease

Risk-based degreasing of canopy, plenum, riser and discharge — to TR19® Section 3 / fire safety standard.

05

Fire Damper Testing

Annual fire damper drop-test and verification under BS9999, with photo and certificate evidence.

06

PVT Sample Evidence

Post-clean PVT particulate sampling, pass certificate, before/after photos, full BESA TR19®-aligned evidence pack.

Standards we work to

The compliance map for air hygiene.

BESA TR19®Internal cleanliness of ventilation systems — the headline standard.
DW144BESA specification for sheet metal ductwork — the design standard against which cleanliness is verified.

Frequently asked

Answered by engineers.

How often should kitchen extract be cleaned?
TR19® uses a risk-based interval — light use (e.g. office kitchenettes) annually, heavy use (e.g. 12-hour high-volume commercial kitchens) every 3 months. The Responsible Person under the RRO 2005 must demonstrate the cleaning interval matches the actual risk, not just a number on a contract.
What is PVT sampling and why does it matter?
Pre/Post Vacuum Test — a particulate sample taken from ductwork before and after cleaning, measured in mg/m². TR19® sets quantitative cleanliness levels; PVT is how you prove you've hit them. A clean without PVT evidence is a photo, not a proof.
Do you do AHU coil cleaning?
Yes — full AHU hygiene including casing, coils, drain pans, fan, eliminators and filter housings. We use foam or solvent-based cleaning depending on coil contamination, with disinfection and a post-clean swab where the application demands.
What does HTM 03-01 add for healthcare?
HTM 03-01 lays specialised ventilation hygiene requirements for healthcare — including operating theatres, isolation rooms, pharmacy and decontamination spaces. Cleaning frequencies are tighter and the evidence requirement is higher. We deliver HTM 03-01 ventilation hygiene programmes for NHS trusts and private hospitals.
Can you do fire damper testing at the same visit?
Yes — fire damper drop-testing under BS9999 is typically combined with annual ductwork cleaning. Single mobilisation, single access permit, two compliance certificates.
