Pre-commission cleaning to BG29 — handed over clean, kept clean.

Specialist flushing, chemical cleaning and passivation of new and modified closed water systems — LTHW, CHW, MTHW, condenser water and ancillaries — delivered to BSRIA BG29/2021 with witnessed evidence and a snag-free handover.

What it is

Pre-Commission Cleaning of Closed Systems

BG29/2021 is the industry standard for getting a new or modified closed-water system clean before it's handed over. Skip it or do it badly and you bake corrosion, scale and biofilm into the system from day one — and the contractor takes the call when chillers fail or pump seals start eating themselves a year later.

We deliver every stage: dynamic flushing, chemical cleaning, passivation, biocide and final sample evidence — all witnessed, all documented, and all mapped to BG29's acceptance criteria.

Project managers like us because we close out cleanly. Building services consultants like us because the sample chemistry stands up at design-stage review. Owners like us because the system is genuinely clean — not just paperwork-clean.

Based in Birmingham, we deliver BG29 pre-commission cleaning across Birmingham and the West Midlands to construction programmes, and mobilise to projects UK-wide.

When you need it

  • A new build is approaching handover and you need BG29 pre-commission cleaning
  • An extension or refurb has tied new pipework into an existing system
  • Sample chemistry has come back outside BG50 limits and you need investigative cleaning
  • Your closed system is showing fouling, scale, biofilm or microbiological growth and needs a reset
  • You're a M&E contractor wanting a specialist subcontractor with a clean handover record
  • You need a side-stream filtration unit hired in for a long clean
Our scope

What's included as standard.

A typical engagement covers every line below. Where your scope needs more — multi-site rollout, white-label delivery, framework KPIs — we build it on top of this baseline.

01

Mobilisation & RAMS

Risk assessments, method statements, COSHH, induction and pre-start documentation — all on site before we touch a valve.

02

Static Flush

Initial fill, vent and static flush to remove gross debris and construction contamination.

03

Dynamic Flush

High-velocity dynamic flushing with circulator pumps and side-stream filtration until samples meet BG29 turbidity and iron limits.

04

Chemical Clean

Surfactant-based degrease + acid or alkali clean as system metallurgy and contamination dictate, neutralised and rinsed.

05

Passivation

Inhibitor dose and circulation to passivate metal surfaces, verified by inhibitor residual chemistry.

06

Biocide & Sample Evidence

Bacterial control biocide dose, final BG29-compliant sampling via UKAS lab, and full BG29 evidence pack for handover.

Frequently asked

Answered by engineers.

What's wrong with just flushing the system?
Flushing removes loose debris. It doesn't remove mill scale, jointing compound residue, flux, oil films or the early biofilm that starts colonising stagnant water within days of pressure-test. BG29 prescribes a multi-stage clean because each stage targets a different contaminant — skip stages and you ship problems forward in the system's life.
When in the programme should pre-commission cleaning happen?
After all hydraulic testing is complete and the system is mechanically signed off, but before regulation and balancing — and definitely before final handover. Cleaning a system that's still being modified means cleaning it twice. We help PMs sequence this into the programme.
Do you sample the system afterwards?
Yes — full BG29 acceptance sampling including turbidity, iron, copper, total bacteria, sulphate-reducing bacteria, nitrite/nitrate and inhibitor residual. Results come from a UKAS-accredited lab and are bundled into the handover evidence pack.
Can you provide side-stream filtration for the clean?
Yes — we mobilise hired-in side-stream filtration sized to the system, plus circulator pumps where the system's own pumps aren't yet commissioned. We also offer permanent side-stream filtration installation for systems that need it as part of an ongoing closed-system programme.
Is BG29 cleaning enough on its own?
BG29 gets the system clean; BG50 keeps it clean. Most clients move directly from a BG29 clean into a BG50-aligned closed-system treatment and sampling programme. We deliver both, so the chemistry that left the BG29 clean is the chemistry your BG50 programme starts from.
