What it is

Steam Boiler Water Treatment, Maintenance & Testing

Steam plant is unforgiving. Get the water chemistry wrong and you scale, corrode or carryover — and any of those costs you uptime, fuel, and in the worst case a boiler. Get it right and the plant runs for decades on the same chemistry, with predictable maintenance windows and clean condensate returns.

We treat steam boilers from small commercial gas-fired units to industrial water-tube plant — designing the regime around your feedwater, condensate ratio, fuel and operating cycle, not lifting a generic dosing spec off the shelf.

Treatment is one half of it. The other half is testing, recording and adjusting — which is why our service includes weekly+ on-site testing, monthly lab chemistry and a digital logbook that maps onto HSE PM5 boiler safety records.

Birmingham-based engineers keep steam boiler water treatment across Birmingham and the West Midlands on schedule, with UK-wide cover for estates beyond the region.

When you need it

  • Your boiler is showing scale, corrosion, foaming or carryover and you need a chemistry reset
  • TDS, hardness or chloride results are trending outside BS2486 limits
  • Your current dosing supplier is on autopilot and the chemistry doesn't match the plant
  • Condensate return is corroded or oxygen pitting is appearing in the system
  • An insurance inspector or HSE assessor has flagged gaps in your boiler water records
  • You're commissioning new steam plant and need a treatment regime designed from scratch
Our scope

What's included as standard.

A typical engagement covers every line below. Where your scope needs more — multi-site rollout, white-label delivery, framework KPIs — we build it on top of this baseline.

01

Treatment Design

Site-specific dosing regime — oxygen scavenger, neutralising amine, alkalinity booster, anti-scale — sized to feedwater and load.

02

Chemical Supply

BS2486-compliant treatment chemistry, supplied in returnable IBCs or drums on a planned replenishment cadence.

03

On-Site Testing

Weekly or daily testing of conductivity, TDS, alkalinity, hardness, chloride, sulphite and pH — boiler-side and feedwater-side.

04

Lab Chemistry

Monthly UKAS-accredited lab chemistry — full panel including silica, iron, copper and condensate analysis.

05

Condensate Protection

Neutralising and filming amine dosing to protect condensate return pipework from oxygen and CO₂ corrosion.

06

Records & Reporting

Digital logbook that aligns with HSE PM5 — boiler water records, dosing logs, exception reports and a monthly chemistry summary.

Frequently asked

Answered by engineers.

How often should boiler water be tested?
Daily on-site for conductivity, TDS, alkalinity and chloride is good practice on industrial plant; weekly is the practical minimum for smaller commercial units. Monthly lab chemistry catches what on-site tests can't — silica, iron, copper, condensate amine residual. Your treatment regime should specify both.
What's wrong with high TDS?
High Total Dissolved Solids leads to carryover — water droplets carried with the steam into the distribution system, where they corrode steam mains, foul valves and short-stroke steam-using equipment. BS2486 sets TDS limits by boiler pressure; your blowdown regime is what keeps you under them.
Do you treat condensate as well as boiler water?
Yes. Untreated condensate is mildly acidic and oxygenated — a recipe for pitting corrosion in return pipework. We dose neutralising and filming amines to bring condensate pH up and form a protective film on metal surfaces.
Can you take over treatment of an existing boiler?
Yes. We start with a full chemistry audit — feedwater, boiler water, condensate, blowdown — and design a transition regime to bring the plant into spec without a sudden chemistry shift that could destabilise the system. Treatment changes on steam plant should be planned, not flicked.
What records do we need to keep for HSE?
HSE PM5 expects records of daily/weekly water testing, blowdown, chemical dosing, safety device testing and any incident or near-miss. Our digital logbook produces all of this in a format an HSE inspector or insurance engineer can read straight off the page.
