What it is

TMV Servicing & Maintenance

TMVs blend hot and cold water to a safe temperature at the outlet — but they're also a Legionella risk in their own right. The blending chamber sits between 30–46°C, exactly where Legionella thrives, and a TMV that's failed open on the cold side delivers scald-risk water from the same outlet.

Annual TMV servicing to HTM 04-01 and BuildCert TMV2/3 is the standard — and on every service we strip, clean, replace the cartridge or seat as required, run a failsafe test, thermally disinfect the valve and outlet, and log it against the asset register.

We do this across NHS estates, care providers, schools and commercial sites — typically 50 to 5,000 valves at a time — with a per-valve evidence record that closes out the asset register cleanly every year.

Our Birmingham base means TMV servicing across Birmingham and the West Midlands is easy to schedule around clinical and operational demands — with UK-wide delivery for national estates.

When you need it

  • Your TMV asset register hasn't been serviced in over 12 months
  • You operate in healthcare (mandatory under HTM 04-01) or augmented care (more frequent cycle)
  • A TMV has failed open or closed and you need investigation + replacement
  • Outlet temperatures are reading outside the TMV2/3 envelope (typically 38–46°C)
  • You don't have a TMV asset register and need one built from scratch
  • An auditor or insurer has flagged missing TMV servicing evidence
Our scope

What's included as standard.

A typical engagement covers every line below. Where your scope needs more — multi-site rollout, white-label delivery, framework KPIs — we build it on top of this baseline.

01

Asset Register

Build or verify your TMV asset register — location, type, manufacturer, model, install date, last service.

02

Annual Service

Strip, clean, descale, replace cartridge/O-rings/strainers per manufacturer schedule.

03

Failsafe Test

Cold supply isolation test — verify outlet temperature drops to safe within manufacturer time/temperature limits.

04

Thermal Disinfection

Thermal disinfection of valve and outlet at ≥ 60°C for prescribed contact time.

05

Temperature Verification

Pre and post-service outlet temperature recording — within TMV2/3 envelope.

06

Per-Valve Evidence

Photograph, asset tag, signed service card, asset register update — all in the digital portal.

Frequently asked

Answered by engineers.

Is TMV servicing legally required?
In healthcare under HTM 04-01, yes — annual servicing is mandatory. Outside healthcare, it's strongly expected: HSE-acknowledged best practice, insurer requirements and the basis of any defensible Legionella scheme. In practice, no TMV2/3 site should be running without annual servicing.
How often should a TMV be serviced?
Annually at minimum. Augmented care, scald-risk environments and high-use outlets may need 6-monthly. The manufacturer's instructions and the site's risk assessment dictate the cadence — both of which we map for you.
What's the difference between TMV2 and TMV3?
TMV2 valves are certified for domestic / general applications. TMV3 are certified for healthcare and high-risk applications where a failsafe close-off in the event of cold-water failure is essential. The wrong valve in the wrong setting is a scald risk.
Can you build us a TMV asset register from scratch?
Yes — most of our larger estate clients come to us without one. We survey, asset-tag, photograph, identify model and serial, log first-service requirements and produce a digital register you can audit against forever.
What if a valve fails the failsafe test?
It comes out of service immediately, the failure is logged on the asset record, and we either repair (cartridge replacement) or replace (where the valve body itself is failed). We come back within 5 working days to retest, or sooner where occupancy demands.
